Terms & Conditions of Business
- The inventory will comprise a list of fixtures and fittings at the premises together with a statement of the condition of the premises themselves and the fixtures and fittings therein at the date of the inspection.
- Items are identified by means of a visual inspection which may not correspond to the official manufacturer's or technical specification of the items.
- The inventory is not a report of valuation purposes of the property or the fixtures and fittings therein.
- The inventory is not a structural or condition service and does not report on areas and aspects that may require maintenance, redecoration etc. Comments that items may require further cleaning or repair are purely for inventory purposes only.
- The inventory is compiled on the basis that the items inspected are in good, clean condition at the time of the inspection. Any comments to the contrary will generally indicate damage or soiling which may give rise to a dilapidations charge.
- Electrical appliances and fittings are tested for power only and no guarantee is given that they are in full working order.
- The assistant will inspect for the presence or absence of smoke alarms in the property and will check upholstered furniture and report on the presence or absence of advisory labels under the Furniture and Fire Safety Regulations 1998 and 1993. However these items are not professionally tested and no guarantee is given as to the safety of these items. It is the landlords responsibility to ensure that the premises and their contents are safe.
- Furnishings can only be inspected if they are sufficiently clean so that any damage can be identified.
- Floor coverings and surfaces including carpets, rugs and laminates can only be inspected if they are sufficiently clean so that any damage can be identified.
- Linen including bed linen and towels can only be inspected if they are sufficiently clean so that any damage can be identified.
- Mattresses will be inspected where appropriate but only where beds have not been made up. Bed linens will not be removed to permit inspection of mattresses.
- In undertaking the inspection the inventory assistant will not move any items of furniture or appliances to inspect underneath or behind them. Neither is the inventory assistant able to use ladders or stepladders to inspect areas which are out of normal reach.
- The inventory will not include the inspection of lofts, attics and cellars or communal areas in an apartment block unless specially requested. An extra charge may be made for these areas.
- The inventory will not include the inspection of garages, garden sheds and greenhouses for general cleanliness and tidiness only. The inventory assistant will not itemise or inspect items therein unless specially requested. An additional charge may be made for this.
- Gardens will be inspected for general tidiness. However, individual trees, shrubs and plants will not be individually itemised in the inventory. Movable items such as planters and garden furniture will be included.
- Windows and doors other than those used to obtain access are not checked to ensure that they open/close.
- Security alarms are not tested to ensure that they operate correctly.
- An additional charge may be made for a check in or check out inspection if items on the inventory are not in the same place they were located when the inventory is compiled.
- If the inventory assistant is unable to access the premises at the agreed appointment times, whether due to keys not being supplied or refusal of the tenant then we shall be entitled to make a charge for an abortive visit.
